Buying a home comes with excitement—and a long list of decisions. One question many buyers face is whether to purchase a home warranty during the transaction.

A home warranty is a service contract that covers the repair or replacement of major home systems and appliances due to normal wear and tear. This can include items like HVAC systems, plumbing, electrical systems, water heaters, and kitchen appliances. Unlike homeowners insurance, which protects against unexpected events like fire or theft, a home warranty focuses on everyday breakdowns that naturally occur over time.

For buyers, especially first-time homeowners, a warranty can offer peace of mind. After closing, unexpected repairs can be costly and stressful. A warranty helps reduce out-of-pocket expenses by covering much of the repair or replacement cost, typically in exchange for a service fee per claim. This can be particularly valuable if the home’s appliances or systems are older or nearing the end of their lifespan.

However, a home warranty isn’t always necessary. These plans often come with limitations, exclusions, and coverage caps. Not all repairs are approved, and some claims may be denied based on maintenance history or contract details. Additionally, if the home is newer or has recently updated systems and appliances, the likelihood of needing repairs in the near term may be lower.

In many real estate transactions, sellers may offer to pay for a one-year home warranty as an incentive to buyers. In that case, accepting the coverage can be a smart, low-risk benefit. If the buyer is paying for it themselves, it’s important to carefully review the terms, compare providers, and evaluate whether the cost aligns with the potential risk.

Ultimately, whether to purchase a home warranty depends on your risk tolerance, budget, and the condition of the home. It can be a helpful safety net—but it’s not a one-size-fits-all solution.
